At Safe & Secure Homes, we have emergency contractors available to address urgent issues such as burst pipes, electrical failures, and structural hazards. In accordance with landlord responsibilities under housing regulations, all emergency repairs are prioritized to ensure tenant safety and property integrity.

At Safe & Secure Homes, the cost of repairs and maintenance is primarily the landlord’s responsibility, except in cases where damage results from tenant negligence or misuse.

  • Routine Repairs: Before proceeding with any non-urgent repairs, we will seek approval from the landlord to ensure full transparency regarding costs. Once approved, repairs are carried out by our network of trusted contractors, and expenses are deducted from the landlord’s account or maintenance reserve.
  • Emergency & Hazardous Repairs: If an issue poses an immediate risk to health, safety, or property integrity, we will act without prior approval to address the matter urgently. This includes severe plumbing failures, electrical faults, or structural hazards. In such cases, the landlord remains responsible for the cost, as ensuring tenant safety and property compliance is a legal obligation.
  • Tenant Responsibility: If damage is due to tenant misuse or accidental harm, they may be liable for repair costs in accordance with the tenancy agreement. Tenants are expected to report issues promptly to prevent further deterioration.

Under UK tenancy law, landlords are legally required to protect a tenant’s security deposit in a government-approved deposit protection scheme. At Safe & Secure Homes Ltd, all deposits are securely held in one of the following regulated schemes, ensuring compliance with legal requirements and safeguarding tenant funds:

  • Deposit Protection Service (DPS)
  • MyDeposits
  • Tenancy Deposit Scheme (TDS)

These schemes ensure that the deposit remains protected and fairly managed, preventing misuse or improper withholding. The deposit can only be used for lawful deductions, such as unpaid rent, property damage beyond reasonable wear and tear, or breaches of the tenancy agreement.

At the end of the tenancy, the deposit will be returned in full or adjusted based on any legitimate deductions, with tenants having the right to dispute any charges through the deposit scheme’s resolution process.

If a tenant fails to make their rent payment, our team will promptly contact the tenant to assess the situation and determine the reason for non-payment. We will attempt to resolve the issue as quickly as possible. If the problem cannot be rectified swiftly, we will provide expert guidance on the best legal and practical steps to take. This may involve formal reminders, mediation, or legal action depending on the circumstances.

However, if you are enrolled in our guaranteed rental scheme, you do not need to worry about missed payments. Regardless of whether tenants fail to pay rent, you will continue to receive your rental income, as we take full responsibility for managing non-paying tenants within this arrangement.

Yes, a comprehensive and legally binding tenancy agreement will be drafted in accordance with your specifications, ensuring compliance with relevant housing laws and contractual obligations. We utilize DocuSign, allowing both parties to sign electronically, ensuring efficiency, security, and a clear audit trail for legal purposes.

However, if you are enrolled in our Guaranteed Rental Scheme, your contractual agreement is not with the tenant but with Safe & Secure Homes Ltd. In this case, you will receive a tenancy agreement directly from us, outlining the terms of the arrangement. This agreement will be digitally executed via DocuSign for your convenience and legal protection.
